• Create and manage the construction project budget
• Determine project costs and timetables
• Estimate labor and material costs. Create a construction estimate based on a material takeoff (MTO)
• Verify partial/industry cost estimates to see if they are complete and if the prices used are market-related
• Advise and propose design changes aimed at increasing the cost-effectiveness of the facility and solutions aimed at reducing construction costs that do not reduce the functionality of the facility
• Lead and coordinate the entire bid management process. Develop compelling and persuasive bid content, including executive summaries, value propositions, pricing models, and technical responses
• Ensure that individual stages of the tender process are accounted for, communicated, and implemented according to the schedule
• Prepare and submit a winning bid, whilst taking ownership of the end-to-end bid process. Manage the written proposal – both in terms of content and presentation. Devise a successful strategy for winning, including pinpointing the unique selling points (key differentiators)
• Prepare and review the commercial aspects of the bid, ensuring all products/services are included in the final price
• Track and manage risks throughout the bid process. Assess the technical and commercial risks
• Provide expert support and input to the project sponsors
• Manage the bid budget and monitor and report on overall performance against KPIs
• Negotiate with general contractors and subcontractors to obtain profitable construction contracts
• Creatively look for substitute/equivalent solutions: materials, devices, technologies
• Regulate construction agreements and resolve contrasts among contractors and project teams
• Plan contracts for project partners and contractors
• Work with merchants to get satisfactory supplies at a sensible cost
• Manage construction works in accordance with building law
• Create a construction project management plan & develop a construction schedule, with project deliverables and milestones
• Supervise the different construction phases

• Post-Construction Phase / Maintenance / Facility Management: Supervise the preparation of as-built documentation
• Participate in Steering Committees with the Ordering Party and the General Contractor
• Keep inventory of tools, equipment, and machinery. Allocate and manage resource logistics. Manage resources such as construction materials, construction workers, and equipment
• Oversee the performance of the general contractor and other members of the construction team
• Understand and resolve complex technical, strategic, and business issues
• Maintain health and safety standards

• Report: create status reports for project stakeholders, address questions and give proficient proposals to the project sponsor, explain all majors and minors of the project to the project sponsor

• Degree in Building Construction, Construction Management, Civil Engineering, or Architecture
• Minimum 10 years of proven experience working as a construction Project Manager in the construction industry
• Experience in managing budgets, schedules, and construction projects worth over 250M PLN, leading a construction crew, proven risk management experience in construction projects, and prior experience in managing construction projects such as entertainment and sports halls, stadiums, or arenas
• Membership in PIIB or IARP
• Commercial awareness. Strong negotiation skills
• Excellent verbal and written communication skills. Expressing one's opinion precisely. Ability to effectively present information in one-on-one situations and make formal presentations to corporate and professional groups

• Knowledge of cost estimation and design programs such as AUTO-CAD, NORMA PRO, MS Office
